- Monitor critical dates regarding all leased facilities under the Lease Administrator's purview-! inclusive of exercising timely lease renewals, purchase options and termination options.
- Negotiate lease renewal terms with landlords/attorneys and/or property management companies
- Consult with Facility Development Managers regarding short and long term facility plans in connection with lease renewals, to include making recommendations/suggestions in the best interest of the Corporation
- Research/solicit real estate market data regarding rental rates and/or sales comps
- Assist in the disposition of leased and owned facilities (inclusive of obtaining market rents and sales comparables and monitoring of the broker relationship on such transactions)
- Abstract Leases (to include assisting the Manager of Lease Administration in the review of third party facility leases in connection with the Corporation's acquisition of other companies (inclusive of guidance and suggestions with appropriate Facility Development Managers regarding action ! which may be required for continued occupancy of facilities fo! llowing such acquisitions))
- Draft Lease Renewal Analysis, Lease Renewal Notices, Letter Agreements and other legal documentation, as well as routine correspondence as needed
- Work with the Account Administrator to address questions and concerns arising in areas under Eastern Region
- Provide assistance to branches on lease questions/issues as they arise
- Review leases to determine maintenance responsibilities and prepare routine maintenance correspondence to landlords as necessary/assist in landlord/tenant dispute resolution
- Provide general administrative support as needed (typing, filing, copying, etc.) Qualifications
- Prior commercial property management or negotiation experience required
- Prior legal drafting experience preferred, but not mandatory (to include ability to prepare legal documents by modifying existing form documents/templates)
- Advanced knowledge of Microsoft Office products (Word, Excel, Out! look, etc.), as well as ability to learn additional software packages
- Excellent customer service skills required and a "can do" attitude essential
- Excellent verbal and written communication skills
- Impeccable spelling and proofreading skills
- Typing skills, 60 wpm
- Strong organizational and analytical skills
- Strong professional attitude is essential
- General administrative support capability
- Ability to work independently as well as with others on a team basis
- Ability to focus on detail-oriented work and follow instructions implicitly as assigned
- Perform and manage multiple-tasks/projects efficiently
- Flexibility and commitment to complete projects/assignments, including working additional time as necessary to complete projects/assignments -- strong work ethic is a must
- Maturity and poise to interact with branch and corporate offices, management and outside parties professi! onally
